View on StockTwits ↗US House voted 358-32 in favor of a sprawling housing package designed to "lower costs for homebuyers & increase supply" The legislation, dubbed the 21st Century ROAD to Housing Act, is a rare bipartisan measure in a deeply divided Congress. It advanced out of the Senate by a vote of 85-5 The House & Senate have debated different versions of the legislation for months before agreeing to a deal last week Democrats & Republicans alike are eager to campaign on the legislation, which would remove some red tape to enable more housing to be built & cap the number of single-family homes institutional investors can buy at 350, as affordability is top of mind for voters heading into the 2026 midterm elections -- Republicans are attempting to protect narrow majorities in both the House & Senate Rather than deploying massive new federal funding for construction, the Act focuses on unlocking existing resources & cutting the red tape that accts for up to 25% to 40% of homebuilding costs However.....President Trump has a diffrent plan - to hold the bill hostage until Congress passes the SAVE America Act Note: B/c the bill passed w/ veto-proof majorities in both chambers, the legislation still has a clear path to becoming law despite the standoff - Under the US Constitution, the President has exactly 10 days (ex-Sundays) to act once a bill is officially sent to his desk - failure to act, it will automatically become law without his signature BTW - By leaving tariffs untouched, Congress passed a housing supply bill that leaves the single largest, fastest-escalating driver of material costs completely active. NAHB ests that import tariffs on building materials add up to $10,900 to the construction cost of an avg single-family home IMHO: The legislation essentially tries to fix the housing shortage from the bottom up (local zoning & municipal incentives) while leaving a top-down cost anchor (trade policy) firmly in place. Until trade friction on construction materials is addressed, the structural ceiling on how cheaply a home can actually be built will remain artificially high $XLB $XHB $ITB $XLRE $XLF
